NOTICE

NOTICE is hereby given that the WASATCH COUNTY JSPA (Jordanelle Specially Planned Area) PLANNING COMMISSION will hold a Public Hearing on July 17, 2018 at 3:00 p.m. in the Wasatch County Council Chambers, located at 25 North Main Street, Heber City, to consider the following items:

1. Election of New Chairperson and Vice Chairperson

2. Kurt Krieg, on behalf of BLX Mayflower, LLC, is requesting a recommendation to the Wasatch County Council that, prior to the required consideration/approval of the Master Plan/Density/Constraints Analysis application for the Mining Influence Zone and overall densities for the property, that the JSPA planning commission consider the process and justification for the density requested on the Mining Influence Zone area and be made aware of the densities requested on the overall property. The purpose of this request is for BLX Mayflower to get County participation and guidance on a density number prior to July 25, 2018 and the irrevocable donation of BLX Mayflower land within the Mayflower Mountain Resort project for a Military Recreation Facility (MRF), and prior to the applicant completing the binding process required by Wasatch Code. The mining influence zone as a portion of the overall Master Plan and density could result in a total density of 1,908 ERUs (not including 250,000 square feet of commercial space, a 60,000 square foot recreation building and 95,000 square feet of workforce housing). The proposal is located on the west side of Mayflower Mine Road, southwest of the U.S. Highway 40 Mayflower (State Route 319 – Exit 8) interchange in Section 25, Township 2 South, Range 4 East in the JSPA (Jordanelle Specially Planned Area). Consideration/Approval of the Master Plan/Density/Constraints Analysis application will occur at a later Meeting. *If forwarded, the recommendation by the JSPA Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on July 25, 2018.

3. Jack Johnson Consulting, representative for SkyRidge Development LLC., is requesting preliminary approval for the property formerly referred to as “Mayflower Lakeside North” and now referred to as the “SkyRidge” development. The proposal consists of 503 ERUs on 678 acres and is located on the east side of Highway 40 between the north arm of the Jordanelle and Highway 40. The proposal is more specifically located in Section 13 of Township 2 South, Range 5 East in the JSPA (Jordanelle Specially Planned Area). *If forwarded, the recommendation by the JSPA Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on July 25, 2018.

*County Council Public Hearings will be held at 6:00 p.m. on the date specified in the County Council Chambers located at 25 North Main Street, Heber City.

MEETING

Notice is hereby given that the MIDWAY CITY PLANNING COMMISSION will hold their regular meeting on Wednesday, July 18, 2018 at 7 p.m. in the Midway Community Center, located at 160 West Main Street, Midway, Utah, to consider the following items:

1. Berg Engineering, agent for David Epperson, is requesting a preliminary/final approval for a small-scale subdivision. The proposal is 0.49 acres in size and will contain 1 lot. The property is located at 65 West 250 North and is in the R-1-9 zone.

2. Berg Engineering, agent for Mark Angelos, is requesting a Plat Amendment of The Cascades at Soldier Hollow. The proposal is to combine lots 36 and 37. The property is located at 1060 South Cascade Falls Circle and is in the R-1-15 zone.

3. Berg Engineering, agent for William Fairbanks, is requesting a Conditional Use Permit for a mixed-use development of the Swiss Square Development. The proposal will contain four residential units that will be sold individually and be maintained by Swiss Square Owners Association. The property is located at 210 East Main Street and is in the C-2 zone.

4. Berg Engineering, agent for Clint Kelson, is requesting a Plat Amendment. The proposal is to change the common area on the recorded plat to open space as recommended by the County Assessor’s Office. Split Lot 1 into Lots 1A and 1B to allow the barn and corrals to be separated from the home and be on its own agricultural parcel that does not have any residential building rights. The proposal is located at 943 West Alpine Road and is in the R-1-22 zone.

5. Matt Watkins, agent for DPW Heber Inc., is requesting Master Plan Approval for the Saddle Creek Ranch Subdivision. The proposal is a large-scale subdivision that is 32 acres in size that would be developed in four phases containing a total of 36 lots. The property is located at 970 South 250 West and is in the R-1-22 zone.

6. Midway City is proposing a code text amendment of Section 16.13.39: Off-Street Parking and Loading. The proposed code will increase the number of parking stalls required for commercial developments.

7. Midway City is proposing a General Plan amendment. The proposal would amend the Road System Master Plan by removing the planned road 600 North from River Road to the Provo River.

8. Midway City is proposing a Code Text Amendment for the Midway Rural Preservation Subdivision located in Section 16.18 of Midway’s Land Use Code. The purpose of the subdivision is to promote five-acre lots to help preserve the rural atmosphere in Midway by reducing density and preserving open space.

NOTICE OF PUBLIC

HEARING

NOTICE IS HEREBY GIVEN that a public hearing will be held on Tuesday, July 10, 2018, at 6:00 P.M., in the Council Chambers of the Wasatch County Administration Building, 25 North Main Street, Heber City, Utah, by the Wasatch County Solid Waste Disposal District Board, of Wasatch County, Utah, regarding a rate increase for Commercial tire recycling. Tire recycling costs increase every year. The last increase made by the County was in 2016 .District is proposing an increase for Commercial tires only of $7.00 per tire plus the weight, to pay for the increase at the tire recycling center.
